Verify who is responsible
Check current contractor licensing and the names on the proposal and contract. Ask who handles design, engineering, permit coordination and specialty work, and who will be your day-to-day contact.
Compare documented scopes
Use the same drawings when comparing bids. Review included work, allowances, exclusions, payment milestones, change procedures and proposed timing. Ask for relevant project references and inspect examples with permission.
Set expectations for communication
Agree how decisions, schedule updates, inspections and change requests will be documented. Discuss site access, protection of the existing home, cleanup and completion documentation before work begins.
