Plan the whole site
Consider the entry path, privacy, outdoor areas, maintenance access and where construction materials can reach the building. Share known easements, trees, slopes and drainage concerns during the first review.
Budget beyond the building
A separate structure needs its own foundation, envelope and building systems. Utility routes and site preparation belong in the early discussion. A floor-plan price by itself may leave important work outside the estimate.
Design for the intended household
Discuss bedroom needs, step-free access where practical, bathroom circulation, daylight and storage. Plan for the people who will use the unit, then review the design against the property and permitting requirements.
